Concrete interlocking tiles last 50 to 100 years and clay variants 30 to 50 years under normal conditions. In high-humidity and heavy-rainfall regions across South India, underlayments and sealants typically need attention every 15 to 20 years. Regular cleaning, re-mortaring ridges, and replacing rusted fasteners significantly extend the roof's overall lifespan.

The locking mechanism connects each tile firmly to its neighbours, preventing wind uplift and displacement during storms. Built-in anti-capillary grooves stop rainwater from being driven upward through the joints during heavy downpours. This makes interlocking tiles significantly more reliable than traditional overlapping tiles in monsoon and high-wind conditions.

Traditional concrete and clay interlocking tiles weigh between 42 and 65 kg per square metre and require a strong roof structure. Lighter alternatives like stone-coated metal interlocking tiles weigh considerably less. For re-roofing projects, it is recommended to have a structural engineer verify that the existing framework can support the tile weight before installation.

Interlocking tiles are low maintenance but not maintenance-free. Annual inspection for cracked or slipped tiles is recommended, especially after heavy monsoon seasons. Debris in the interlocking channels should be cleared regularly to prevent moss and moisture buildup. The waterproof underlayment beneath the tiles typically needs replacement every 15 to 20 years.

Interlocking tiles last 40 to 60 years with minimal upkeep, making them a strong long-term investment despite higher upfront costs. Their locking design provides superior leak prevention and wind resistance compared to standard roofing options. Thermal insulation properties also help reduce cooling costs, adding further long-term value for homeowners.
